Dear Sir,
Any Rent Agreement for more than eleven months must be registered. Further, any landlord as a general rule he cannot enhance rent over and above 10%. You may go to Civil Court and file a suit not to vacate you until and unless your landlord takes steps to evict you by filing a suit. Now onwards stop payment of rent.

In addition to the previous answer, check if your area has a rent stabilization or rent control ordinance. If it does, there may be a cap on how much your landlord can increase your rent each year. Keep in mind that even without rent control, most jurisdictions require "reasonable" increases. A 15% increase in one go might be considered excessive in court.

Tenant rights regarding rent increases vary by jurisdiction. In many places, landlords are limited to increasing rent once per year and must provide proper notice (often 30-90 days). A 15% increase may be regulated in areas with rent control. Check your lease agreement and local tenant protection laws. You may want to negotiate with your landlord or seek assistance from a local tenant advocacy group.
