► I recently acquired a residential flat through a bank auction under the SARFAESI Act and have completed the registration process. However, when I attempted to take possession and begin interior work, the president of the apartment's residents' association objected. He accused me of trespassing and claimed that I am not entitled to access the property until outstanding dues—amounting to approximately ₹4.8 lakhs—left unpaid by the previous owner or builder are cleared.
In good faith, I offered ₹1 lakh to the association as a settlement gesture. Despite this, they are insisting on a payment of ₹4 lakhs and have now escalated the situation by preventing laborers from entering the premises to carry out interior work. Upon further inquiry, I discovered that the association is not legally registered

Report the matter to police and also to bank. If society has any claim then they should approach previous owner or bank.
