Firstly, police officials cannot evict you from your own property in a civil dispute. Eviction can only be done by a Civil Court order. Third party has given you 10% advance and made an agreement but the agreement is not a sale deed, it is only an agreement to sell which does not give any authority to the third party to transfer the ownership. Steps you can take:
1. Refund the 10% advance amount if you are unable/do not want to proceed with the sale.
2. You may file a police complaint that you are being harassed by the third party.
