I want my money back from a person who promised to pay till 25 october 2025

► I wanted to buy home so he searched for a desirable one and got this person( Kajal Chavan) as a sellar. So gave her a token amount for 23 lakhs of 7% as total 161000 to her account in 2024 november as per her demand
made a deal and she gave me a xerox copies of house documents and 2 letters which are original including allotment and possession letter
I applied for loan for remaining amount and got cheques in the name of HER but before transfering thr cheque in feb 2025 I has got some medical emergency as father got heart attack and I almost gave everything to save my father and also he asked her to return the money and cancel the deal On 6th feb, she did agreed and said she will return the amount because she had some small loans and she cleared that with money i sent so she didnt hv any to transfer me immediately. She said she will trasnfer money in may end she didn't again on june 1 she transferred 30k. She asked for time to send remaining money till September end 2025 again asking upon calls and messages she said she will transfer all the amount by 25th october 2025 but today is 25th october and transferred only 70k (on today 25october 2025) remaining amount is 61000 and inspite of giving months from february to october now she is denying to give remaining money and wants documents back which documents are not at all useful as originals are already in bank for which they applied on that house loan.
Now I tried calling and doing everything but they are not returning money what legal procedure should be done in this case?
