► My neighbour has also build a room on the boundary without my consent when I was out of state goa. And kept tenants to stay. Whom do I complain if panchayat doesn't take any action. Team inspected said not right. And says we send them panchnama notice. How long will it take.

Dear Sir, You have to file a suit for mandatory injunction for demolition of such construction and recovery of encroached area from your neighbor.

If your **neighbour has built a room on your boundary** and the **panchayat is not taking action**, follow these steps:

---

### ✅ **1. File a Complaint with Higher Authority:**

* Approach the **Block Development Officer (BDO)** or **District Collector**.
* Attach:

 * Copy of your complaint to panchayat
 * Inspection/panchnama details
 * Photos or documents showing encroachment

---

### ✅ **2. Send Legal Notice:**

* Send a **legal notice** to your neighbour demanding removal of the illegal construction and halting tenant occupation.
* Mention that it's done **without consent** and is causing disturbance.

---

### ✅ **3. Approach Civil Court:**

* File a **civil suit for injunction** to stop further construction or occupation.
* Ask for **demolition order** and **permanent boundary marking**.

---

### ⏳ **Timeline:**

* If panchayat has issued a panchnama, it may take **2–6 weeks** for notice and action.
* If delayed, escalate to **Collector or Court** for quicker resolution.

Dear client,

Your neighbour built a room on the boundary without your consent while you were in Goa and even gave it on rent, which is not legal if done without following rules. Since the panchayat team inspected and said it's wrong and gave panchnama notice, that’s a good start. But if no action is taken, you should complain to the Block Development Officer (BDO) or District Collector with all proof. If they also delay, you can file a civil case in court for removal of the illegal structure and get a stay order so he doesn’t build or rent further. Court can give temporary relief quickly if urgent. Keep photos, notice copy, and talk to a lawyer for sending legal notice and filing the case.

We Can Send him a Legal Notice …..directing him to restructure the room within his own boundary. Failing to comply, we shall initiate appropriate legal action, including applying for the demolition of the newly constructed room that encroaches upon your property.
