► My father had purchased a flat in Nallasopara, Palghar district, Maharashtra in 1994. Stamp duty and registration payment was done. We have the Xerox of registration receipt only and never collected the original documents from Vasai sub registrar. Recently we came to know that there is difference in stamp duty and confirmed the agreement is with the department. What should I do to obtain the documents. My father is 87 years old staying with me and we are currently not staying in Nallasopara. Could you please let me know whether there would be heavy penalty and what would be appropriate lawyer fees. Thank you.

Your father is required to execute a authority letter to you to collect the original. As per rule every registered document is a public document. As such no penaly. Your father had already paid the prevailing stamp duty which was then prevalent when document was executed and was registered.
