Verify:
Is it registered (notarised alone is not enough)
Names of seller & buyer
Property description (survey no., boundaries, extent)
Registration number & date
This is the most critical document
Chain of Title (Past 30–40 Years)
Check:
Continuous ownership transfer
No missing link between owners
Proper mode of transfer (sale/gift/inheritance)
Encumbrance Certificate (EC)
Verify:
Period covered (minimum 15–30 years)
No loans, court attachments, or sale agreements
Matches sale deed details
If EC shows “Nil” but property is old → check manually in records
