► as per official records at the time of registration, our plot has a rakba of 1188sqft which is fixed and undisputed.The Nazri Naksha prepared by the Patwari (sealed and signed) shows plot dimensions as 30×36×36×36. The registry was executed based on this Nazri Naksha, and the same dimensions were later mentioned on the e-stamp/sale deed.The neighbour is now claiming different dimensions 27×43×30×43 based on some alleged initial map which has never been shown to us.can this overide our nazri naksa

Dear Sir,

 

A Nazri Naksha prepared by the Patwari, duly signed and sealed, and used for:

registration of the property, and

execution of the registered sale deed,

is an official revenue document. Courts treat it as authoritative evidence of boundaries and dimensions.

An unproduced, alleged, or private map has no evidentiary value.

Registered Sale Deed prevails over any earlier / alleged map

Your registered sale deed / e-stamp deed:

records Rakba: 1188 sq. ft. (fixed & undisputed)

mentions dimensions: 30 × 36 × 36 × 36

was executed based on the Nazri Naksha

 Law is settled that: A registered document overrides prior unregistered or alleged documents.

So even if some earlier sketch existed (which is not proved), it stands superseded by the registered deed.

 

Preserve certified copies of:

Nazri Naksha

Sale deed

Revenue records

If harassment continues, you may:

seek injunction restraining interference, or

request official demarcation by the revenue department.
