► I paid 21 lakhs towards getting a 3BHK in prelaunch offer by Parijatha Homes and Developers Pvt Ltd. in the year 2019, in Hyderabad. For which they gave sale deed for 190 sqydr land but Undivided and DAGPA, likewise 870 people were given. Altogether it becomes 21 Acres. Since it is an UDL I am not able to do anything (sale or construction) as the builder has not built anything there and now shows his inability. Whether I can go for legal fight to get back the land?

First send a legal notice to the builder, asking for refund of the amount with interest within 15 days. If he does not reply then you need to:
File a RERA complaint in Telangana seeking refund of Rs. 21 lakh with interest due to non-construction and builder’s admitted inability.
Do not pursue partition or possession with UDS across 870 buyers, courts rarely grant it refund is the practical remedy.
Keep sale deed and DAGPA ready and seek refund plus compensation for delay/deficiency of service.
